That adds up to construction costs of about $ 250-300 per square foot — double that of a typical warehouse . But Ramos says that their cost and sophistication make cold storage facilities a stable investment .
“ It ’ s a growing industry that ’ s building more efficient facilities than they did 20 or 30 years ago and people don ’ t just up and leave them ,” Ramos says , noting that some have operated in the Sacramento area for more than 50 years . Cold storage represents a small percentage of his holdings , but Ramos is “ in conversations with some users ” to build facilities to their specifications , reflecting his confidence in the industry .
U . S . Cold Storage is also confident in long-term growth . “ We bought enough land to expand in two phases ,” Palefsky says , which could add another 6.8 million cubic feet of capacity at McClellan in the next five years .
