Like many large cold storage facilities that service multiple clients , Palefsky ’ s facility can be partitioned to create up to seven unique environments in temperatures ranging from -5 F to + 50 F to meet their unique demands , which reflects the wide range of uses for cold storage . “ The uses are dictated by the customer ,” Palefsky says . “ This particular location has a big emphasis on organic and plant-based items and grains such as rice .”
By contrast , a 305,000-square-foot U . S . Foods warehouse recently completed at McClellan Park “ will allow the company to more efficiently service its independent restaurant customers in Northern California ,” according to a company announcement when construction began . Other recently completed projects in the region include a 200,000-square-foot facility in West Sacramento by Dollar General to distribute produce and other foods to about 1,500 of its stores and a 172,000-square-foot facility by Green Matter for cannabis production .
A GROWING AND LONG-TERM INVESTMENT Construction of the two cold storage facilities jumpstarted development in the western and southern portions of McClellan Park , opening up hundreds of acres for future industrial development on the former military base , according to Ken Giannotti , McClellan ’ s senior vice president .
With the addition of a railroad spur built for U . S . Cold Storage , “ the infrastructure was already in place and that made the site attractive ,” Giannotti says , noting that the park ’ s proximity to interstate highways and the Sacramento International Airport were selling points as well .
Kevin Ramos , chief investment officer for development company Buzz Oates , says they ’ re seeing more of these deals in what he calls “ a specialized business .” Among his holdings is a building that houses a bakery for Raley ’ s supermarkets as well as a 100,000-square-foot cold storage portion that is “ essentially a cool box within a box .” Unlike a typical tilt-up dry storage warehouse , cold storage facilities require foam-insulated walls , heated floors to prevent concrete from cracking , sophisticated
