Are there any industry trends that surprised you this past year ?
An interesting byproduct ( of the pandemic ) is that we ’ re seeing a demand for truck yards … In previous times , trucks were run out of ( regional ) distribution centers … but now ( with so many companies ) doing direct shipping , the way trucks are moving is different . There are more local and regional operators running things around on shorter , local hauls and they want their own yards …( We ’ re also seeing ) some players that got stronger by gaining market share from failed competitors . During good times , people are more willing to grow or start businesses , but … they tend to fall by the wayside in hard times and their market share gets picked up by those who survive . If an industrial user in a 5,000-square-foot building weathered the storm , now they want to move into a higher-capacity building with better access to freeways .
