Emerging Opportunities
A number of industrial projects in the works in Sacramento have the attention of Blackwood at the Metro Chamber . Retail is growing , she notes , with Raley ’ s , Apple and Amazon all expanding their warehouse space within the greater metropolitan area . National transportation manufacturer Siemens Mobility is continuing to expand its Sacramento facility at McClellan Park . The California Mobility Center , a facility that partners with global companies in the development of transportation technologies and manufacturing , will commence full operations at its Depot Park headquarters off Power Inn Road in the first quarter of 2021 , according to its website .
In Dixon , Burris is monitoring construction of a roughly 500,000-squarefoot distribution center for Haier , a Chinese-owned partner of General Electric . He ’ s also intrigued by the new facility being constructed northeast of Dixon by New York-based leafy greens purveyor Gotham Greens , which received an $ 84 million round of funding in recent weeks . Burris also notes his organization ’ s work with the City of Vacaville on a California biomanufacturing center being built on 300 acres to complement work being done by biotech giant Genentech .
In Roseville , Panattoni Development is busy helping transform the Foothills Boulevard corridor . In 2018 , the company completed a medical distribution center for healthcare supplier McKesson and now other projects are popping up nearby . The City of Roseville ’ s Economic Development Director Laura Matteoli says that hardware support and repair provider Cokeva , Inc . is processing a parcel map along Foothills Boulevard that will include a 150,000-square-foot industrial building as well as other smaller industrial buildings .
The key to continuing the region ’ s growth in this sector is getting more companies from across the country to see what awaits them in the 10-county area . Lee from Sisler & Sisler knows the pitch he ’ d give to an industrial site selector : “ I think it ’ s a great place for their employees to live because it ’ s affordable ,” he says . “ And I think our lifestyle here is great . I think it ’ s still affordable compared to the
Bay Area from a commercial real estate , construction ( and ) land standpoint , ( as well as for ) permits and fees .” Blackwood adds that the area still provides crucial proximity to the Bay Area — without the astronomical price tag .
The area is resilient , too . Even during uncertain economic times brought about by the COVID-19 pandemic , the Capital Region ’ s housing , land and leasing rates have held steady and even grown , reflecting the desirability of what ’ s here . “ Anyone would be a fool not to take a real , hard look at this region and say , ‘ Hey , that ’ s really where I want to be ,’” Blackwood says .

“ The County has made a concerted effort along with Metro Air Park property owners to make the park competitive across the Western U . S .,” Givans says . “ This is now the ultimate business-park destination .”
