HOMES OF THE FUTURE – HOW WILL THE WAY OUR HOMES LOOK AND OPERATE CHANGE IN THE FUTURE ?
by Jo Parsons , Real Estate Solicitor at Aaron & Partners LLP
In the future , homes may use neighbourhood heating systems , have a less fixed layout and use technology to control heating and security automatically . When buying your next house , will you be considering these future trends we have identified ?
Edging closer to Net Zero Whilst our homes account for around 15 % of all carbon emissions in the UK , the Government wants to get to Net Zero by 2050 .
Government regulations will require new and renovated homes to produce less carbon emissions and use energy-efficient replacements
Another characteristic of our future homes will be improved insulation . By reducing the amount of heat lost through our walls , roofs , and floors we will use less energy .
Landlords will also have to be more energy efficient . Currently , a property must have a minimum Energy Performance Certificate rating of E . This is set to increase to a rating of C for new leases from 2025 , and for all leases by 2028 . The increase is predicted to cut 2.8 million tonnes of carbon emissions per year .
To achieve this , Landlord ’ s will be expected to spend up to £ 10,000 on improving the energy-efficiency of their properties , an increase from the previous cap of £ 3,500 . save them money by using less energy when costs are rising . Green mortgages may motivate others to make their homes energyefficient . As an incentive for the borrower to either buy a green building or to renovate an existing one to make it greener , some banks offer a lower interest rate or an increased loan amount .
Adapting to working from home Working from home , or at least hybrid-working , looks set to stay . It has seen the priorities of homeowner ’ s shift . We are using our space in a more flexible way and a home-office and good digital connectivity will be essential feature in our future homes . Workers no longer desire living in a big city close to their office . Instead , they continue to relocate to suburban areas or smaller cities which offer more space and value for money .
