Last month proved an interesting month for us in the local property market as we listed a record number of new properties in what would typically be seen as a ‘ quieter ’ period for new sellers entering the market . We did experience an expectedly lower number of new buyers registering which is reflective of the shift in priorities for many people who become more focussed on holidaying and childcare during the school holidays .
Higher mortgage rates are still playing their part in the mindset and attitudes of buyers who are either adjusting their budgets to reflect higher mortgage payments or negotiating harder with sellers to make purchase prices more affordable ( nationally it is reported that property prices are 4.6 % down year on year which still reflects a net growth in the region of 15-20 % from pre-covid figures in 2019 ). All this being said , we still saw a positive overall sales month and a late flurry of new enquiries towards the end of August has certainly continued into the first week of September where we have already registered almost half of the total number of new buyers versus the entire month of August . New properties are being added daily and the message is clear ; the kids are back and people want to get moved before Christmas . Our stance and advice remains consistent in that with accurate pricing , exceptional marketing and experienced estate agency assistance , properties are still selling . It should be more than achievable for a motivated seller to have their property valued , listed and sold with a successful completion happening this side of January .
Our advice however is to take action sooner rather than later to take full advantage of the busy months at the end of September and October to maximise your chances and sell before the Winter sets in .
