HOUSE VALUATION TIPS

Most agents will offer a “no-obligation” free valuation
but will that valuation tell you what you’re wanting to
hear?
Some valuations are unrealistically high and whilst
flattering, it will not result in a quick sale (or a sale at
all!) Instead you will invariably have to endure numerous
viewings and constant requests for price reductions.
Ultimately a price reduction will be inevitable but by
that point you’ll have wasted valuable time and will have
missed potential sale opportunities.
Therefore, whilst it is advisable to secure more than one
valuation, you shouldn’t be tempted to use the agent
who provides you with the highest valuation. Instead
you should instruct the firm you consider to be the most
professional, helpful and friendly. You can of course
market your property at the highest valuation figure if you
so choose but base your choice of agent on anything other
than the valuation figure.

impressive – property sits in their windows for far too long
– probably because the property has been over-valued to
such a degree as to cause a lack of interest in it – that’s of
absolutely no benefit to the seller who after all just wants
to sell quickly and at the best possible price”.

provide a realistic valuation based upon the property
itself, the area and the desirability factor – of course we
also take account of local market trends but we never
provide an unrealistically high valuation so as to secure
the instructions – that would ultimately prove counter-
productive as we’re not looking to accumulate a database
of dissatisfied clients”.
Fees are also a factor….
1% is what Skellens will be charging once their
introductory offer periods has passed but for a limited
time, they’re charging 0.5%. This is an inclusive figure and
therefore there is no additional charge for VAT, viewings,
photographs etc.
