HOW LONG WILL / SHOULD YOUR
HOUSE BE ON THE MARKET ?
Guy Platt-Higgins, Director at Skellens Estate Agents
Nobody can foresee how quickly a property will
be sold and so any 'guarantees' such as 'We’ll sell
this within 6 weeks' should be taken with a pinch
of salt.
There are methods by which the sale process can
be accelerated, however, there are no methods by
which any Estate Agent can predict how quickly your
property will sell.
There may well be more interest in certain property
types and areas over others. For example, the current
demand for bungalows in New Brighton exceeds
the demand for 6 bedroomed detached properties
in Meols, however this does not mean that every
bungalow in New Brighton will sell quickly.
Q: What is the quickest route to selling your property?
A: Choose the right Estate Agent.

Guy Platt-Higgins, Director at Skellens says: “When
we started out we were told that the best method of
marketing our business was to get as many 'For Sale'
boards up as possible, however, whilst that may be a
good marketing strategy, property sales should take
priority over advertising.
"There are hundreds of 'For Sale' boards in front
gardens serving to provide advertising for Estate
Agents but surely the single most important factor
for anyone selling is how quickly their house will sell.
"If you are serious about selling, you should look
at which agents sells property within the shortest
timeframe. That is us. Our average is less than half
of every other local agent. As such, you won’t see as
many of our For Sale boards as others because our
properties sell… and sell quickly”.
