W PROPERTY L WHAT DO YOU THINK ABOUT WHEN CONSIDERING SELLING YOUR HOME OR THAT OF A LOVED ONE ? Skellens Director, Guy Platt-Higgins, addresses two of the most frequently asked questions raised by those selling houses How much will it cost? How long will it take ? Guy acknowledges that these are equally legitimate questions and whilst the first one can be answered accurately, the second one cannot. Nobody can know how long it will take for a buyer to be found nor how long it will take for figures to be agreed, mortgage to be arranged, Surveyor to attend and report etc. And nobody can predict how long the legal process might take because unexpected things can and do crop up throughout. How much it will cost ? The cost of the process will differ depending upon which Estate Agent / Solicitor you decide to instruct. Once you have shopped around you will be able to calculate exactly how much the process will cost. You can compare quotes and see which you are happiest with. Cost shouldn’t be the sole driving force behind your decision as to which Estate Agent or Solicitor to instruct but it is a major factor which is why it is important to obtain a couple of quotes (not estimates!) and work out exactly what your outlay will be before reaching a decision. Here at Skellens we pride ourselves upon our transparency policy. 60 wirrallife.com Director Stacey Quayle observes “Most buyers of goods or users of services would expect to know what something will cost before signing up to it. That should also be the case in the house selling process. Nobody enjoys being ambushed by hidden fees. Everything should be made clear from the start and that’s why we are not only open about our fees but we can also provide quotes for local solicitors fees if needed – that way, an informed choice can be made”. Guy says “At Skellens we work hard to sell our properties but we don’t hard-sell our service – our priority is to provide a high level of service at a competitive rate but ultimately the customer decides who they want to instruct. We’re happy to chat through the process over a cup of tea at our office (we occupy the office where Boughey & Dalziel were on Wallasey Road) and provide a free, no obligation valuation – after that it’s up to the customer to weigh up all options and go with the one which works best for them” Skellens have a Spring offer exclusively for Wirral Life readers whereby if they are instructed by 31st May 2019 their fee will be reduced by 20%. That means their fee will be 0.8% of the sale price. This is an all-inclusive figure. No additional VAT or other unexpected extras.
