low inventory of homes for sale — otherwise known as “a seller’s market.” Listings that are priced right will often receive multiple offers, thus creating bidding wars amongst buyers, and ultimately getting the home sold at listing price; sometimes even over asking price on many occasions. The days of “let’s send in a low ball offer, and see what happens” are over. The market is moving in many streams. Here are the main ones: invest in. This translates into current residents’ investment growth, and a demand for home inventory for new homeowners who wish to join the city’s 40,000 residents. Opening in winter of 2015, Florida Hospital Winter Garden is sure to be a major pillar to the city. It will bring many new homeowners to the area, as well as an increase in economy, and a demand for more home inventory. First, you have the new generation who we call the first time homebuyer. They are new to the market, and the market loves them! Whether they are buying a starter home or their dream home, they are moving houses left and right. Because interest rates are low (the lowest they have been in years), more and more buyers are taking that big step, and making one of biggest purchases of their life. New concepts continue to emerge — most recently with the opening of the Crooked Can, Winter Garden’s very own brewery! How cool is that? Again, this gives more reasons for people to invest in real estate and further benefit our market. Secondly, we have the current homeowners that are looking to upgrade or downsize. These are home buying veterans who will sell their current home, and most times use the profit from the sale to acquire their next home. Although this is not their first rodeo, much has changed since the last time they have purchased, so they must be updated with the recent home and financing trends. With all of these improvements and growth coming to the city, many new homebuilders are stepping up to the plate, and meeting the needs of the community by bringing up new home subdivisions nearby. Ranging from the low $200,000 to over $1,000,000, there is something available for everyone. Major companies who are building in Winter Garden include Lennar Homes, DR Horton, Ryland Homes, Beazer Homes, and Taylor Morrison — to name a few. Lastly, we have our investor buyers looking to purchase a second home or an income producing property (a rental). Some of these buyers are local, but the majority are non-Florida residents (out of state, Europe, Canada, South America, etc.). Our market has been fortunate enough to benefit from these buyers, as Central Florida is one of the world’s major tourist destinations. I’m happy to say that our sales prices and volume of sales has gradually increased (the right way) over the last 3 years, and we are finally seeing a stable state.
