Maybrook planning and projects underway By RACHEL COLEMAN Maybrook village board members are focused on economic development efforts this year, and anticipate that their unanimous votes on two issues last week will pave the way for new business. The first was a local law amending the village’s zoning to increase the amount of lot coverage permitted in the I-3 District to 50 percent. This means that the square footage of the buildings proposed in the Galaxy project could grow—thereby increasing the anticipated tax revenue. The other vote came after a public hearing on the drafting of a generic environmental impact statement for the B-2 zone (the business district including Main Street). It is expected to create “shovel ready” sites for developers. “This will allow the village to set the table for developers in the B-2 zone,” said Mayor Dennis Leahy, following the meeting last week. The mayor added that the village’s economic development meetings are now focusing on the design of the new municipal parking lot at Main Street, which will provide needed parking for new businesses in the B-2 zone. According to the mayor, two projects are expected before the village planning board on May 11 at 7 p.m. at the Maybrook Senior Center. The first is a bus company project, while the second is a proposal to site a cell antenna on the village water tower. Leahy said if approved, the village would receive about $2,500 per month for the leasing of the space, which would go toward the water district and help with a possible future well replacement. Leahy noted that village residents living in the Country Club Heights area experienced some water issues for a short time on April 20 after mechanical problems struck Well 7. The village DPW were cleaning sludge from the pump when the incident occurred and CodeRed, village website and Facebook announcements were sent out to residents explaining the drop in water pressure and discolored water. “The problem was resolved quickly and I thank Maybrook DPW Supervisor Matt Thorp and the DPW crew for getting Well 7 cleaned up and back online,” said Leahy. The village board is also moving forward with replacing sidewalks in the village. The village has received multiple grants for the effort, totaling approximately $225,000. The bid opening date for the project has been set for May 17 at 11 a.m. During their meeting last week, the village board approved a final extension of the contract for garbage removal with County Waste for one year, at the price of $234,000. This is the same price paid in 2015-16. In other business, the Town of Montgomery Chamber of Commerce presented the George C. Bullis Community Center with a check for $100.
