Maybrook outlook brightens

zoning changes in the downtown business district . Those changes are now being drafted as a local law and a public hearing is anticipated in August .
The changes would allow for greater density in the B-2 district , lower parking requirements and allow structures to have up to four floors , with a business on the first floor and residences on the upper floors .
To help solve the parking issues , the village purchased property on Main Street from Orange County to create a municipal parking lot . What remains of the structure is to be razed before the end of August , during a fire department training exercise .
To further smooth the way , the village is looking into a community stormwater detention pond that each parcel would tie into , freeing them from having to create their own facilities on each property ; and preparing an environmental impact study on the district as a whole , so developers can skip that step .
Local realtors in the room told village officials that the move would make the village much more attractive to developers .
In addition , village officials are working toward rebranding Maybrook as an outdoor recreation destination .
Trustee Pritchard stated that several thousand cars travel Route 208 each day ,
The village is proposing a connection between two village parks for better safety .
but they all are moving “ as quickly as they can , without stopping and spending a dollar anyplace — and we want to change that .”
Maybrook has a few unique benefits , from its proximity to I-84 , two large industrial developments ( Neelytown Road and Bracken Road ), two airports , passenger rail about four miles away , and adjoining Stewart State Forest parklands totaling 6,700 acres .
“ We ’ re the crossroads of the Hudson Valley ,” said Mayor Dennis Leahy .
The village also has highly sought after sports fields , which are home to Orange County Cal Ripken and the Valley Central School District softball team .
Leahy and the village board are looking to enhance the village ’ s attractions with : access to the state forest via a rail crossing ( giving park visitors the ability to visit downtown businesses ), a connection between the two village parks for better safety , the rezoning of a 41-acre parcel as outdoor recreation ( a sports complex facility is interested in investing ), and a possible new road .
“ I made a promise to make the village the best it can be ,” said Leahy .
