WHEN AN OFFER IS MADE

I ’ ll notify you immediately by telephone to arrange a meeting as soon as possible . I present the offer to you , along with a summary of the contract terms , and we make revisions at that time .
Three Options to Consider :
• Accept the offer exactly as it ’ s presented and your home is SOLD !
• Make a counter proposal , so that the offer is acceptable to you .
• Reject the offer .
Generally the first offer is the best one , especially if it ’ s made within 45 days of putting your home on the market .
It is worth serious consideration for two reasons :
• It comes from a Buyer “ looking over his shoulder ,” concerned about other buyers .
• There are additional carrying costs and inconveniences to maintaining your home in top showing condition .
ITEMS TO PAY SPECIAL ATTENTION TO
• What is the interest rate ? It should be close to prevailing rates .
• What is the length of time for loan approval ?
• Who is paying for the title insurance and escrow fees ?
• What are the time frames on all inspections ?
• Are there limits of liability on all repair work ?
• Who is paying for inspections and / or repairs ?
• What is the length of the contract ?
DELIVERY OF THE CONTRACT
The finalized contract will be delivered to both buyer and seller by their respective real estate agents . All pertinent legal documents can be delivered to your attorney , if you desire .
