New anchor for the
Springs landscape
The Springs Lifestyle Centre combines an intuitive single-level layout, tactile materials, and adaptable retail space in a new 22 840m 2 commercial precinct.
Easily accessible from the N17 and surrounding roads, the new Springs Lifestyle Centre is a thoughtfully scaled addition to the local built environment. Situated directly opposite the established Springs Mall, the 22 840m 2 developments comprises 16 975m 2 of retail space, 700m 2 of fast-food outlets, and 5 165m 2 of car dealerships.
Designed by AMA Architects and developed by the D’ Arrigo family, the centre brings a deliberate and much-needed retail mix to the area. It is anchored by Food Lover’ s Market & Village and Bestco, with Ford, Toyota, and McDonald’ s completing the precinct and establishing a fresh commercial hub for the region.
Master plan
The architecture prioritises human scale and proportion. The master plan uses an intuitive U-shaped layout that simplifies navigation, allowing visitors to move easily through retail spaces that feel open, spacious, and comfortably generous.
The material palette is tactile and grounded. Warm timber screening sits alongside crisp steel-sheet cladding, face-brick feature walls, and robust painted-steel columns. Traditional clay-brick pavers line a walkway sheltered by an off-shutter concrete canopy. It’ s a refined approach to retail design that relies on an engaging palette. As day gives way to evening, precise LED lighting brings large shopfronts and expansive displays into focus.
The centre is designed around inclusive access. Its single-level layout ensures it is completely wheelchair-friendly, with dedicated disabled parking bays positioned at all main tenanted corners. Thoughtful landscaping softens the structural elements, creating a secure, family-oriented environment that invites people to enjoy the space, rather than simply rush through it.
Adaptability is central
This adaptability is a hallmark of the design ethos of AMA Architects, and is central to the project ' s success. The structural framework accommodates the natural evolution of growing tenancies, ensuring the architecture can seamlessly meet the evolving needs of the Springs community. The layout supports effortless movement, allowing visitors to drop in easily and navigate out just as smoothly.
The tenant mix caters to a wide spectrum of daily needs. Visitors can source fresh produce from the impressively large Food Lover’ s Market & Village, manage healthcare needs at the pharmacy, or browse home goods, electronics, and furnishings at Bestco. Fashion retailers, a hairdresser, Gelmar, and Plumblink are among the other notable tenants. Restaurants, coffee shops, and The Real Hennie’ s provide places to meet and socialise.
The Springs Lifestyle Centre delivers a well-considered, highly functional retail destination designed for the enduring enjoyment of all shoppers.
