Darlington boom
North-East property developer Maple Oak Homes has launched Meadow View, an exclusive residential development in the sought-after semi-rural village of Merrybent, located just west of Darlington.
Designed for buyers seeking spacious, high-quality family living in a countryside setting, Meadow View combines contemporary architecture with generous plots and an exceptional specification.
The development offers three distinctive house styles – Buttercup, Bluebell and Primrose – each providing more than 2,500 sq ft of beautifully designed accommodation, including four generous bedrooms, expansive open-plan kitchens, elegant reception rooms and dedicated home offices.
Maple Oak Homes is the housebuilding division of development company iMpeC and is led by directors Neil McMillan and Leigh Cresswell.
Neil is Teesside born and bred, while Leigh was born in Darlington, with both remaining committed to supporting the regional economy by working with local construction companies, suppliers and tradespeople.
The business has an established reputation for delivering quality residential developments across the North-East, including The Acorns, a successful 108- home scheme in Spennymoor.
Meadow View has been carefully tailored to its unique location. Purchasers will have the opportunity to personalise aspects of their new home, creating a property that reflects their individual lifestyle without the complexity and uncertainty often associated with a self- build project.
Construction is already well underway, with early interest from prospective buyers.
Neil said:“ We have already received interest, with one of the first plots now sold subject to contract.
“ We expect the first homes to be handed over later this year, with the development completing in early 2027.”
The launch comes at a time when Darlington is experiencing significant investment and economic growth, driven by the establishment of the Darlington Economic Campus and continued expansion of high-quality office accommodation within the town centre.
Neil believes these changes are creating increased demand for premium family homes that offer both accessibility and lifestyle.
“ With the government’ s Economic Campus bringing more professionals and civil servants to Darlington, we felt the time was right to deliver a development of this calibre,” he added.
“ Meadow View offers the best of both worlds – peaceful countryside living just a short drive from the town centre and excellent transport links.”
One of Meadow View’ s defining features is its commitment to enhancing the natural environment.

just eight homes, Maple Oak Homes has acquired an additional acre of land behind the properties to create a dedicated biodiversity area that will be privately owned by the residents.
“ All new developments are required to deliver at least a 10 % biodiversity net gain, meaning the site must provide an improvement for local wildlife and habitats,” Neil explained.
“ Rather than simply meeting the minimum requirement, we chose to acquire additional land so we could create a much larger ecological area with new planting and habitat creation.
“ It benefits local wildlife, enhances the surrounding landscape and gives residents views across biodiversity land and open farmland from their gardens.”
