At our September Real Estate of Origin , we welcomed a new agent to the appraisal competition . His name is Ken .
Ken is smart . His call list is the Smart Call list , powered by NutureCloud . NurtureCloud finds the best calls to make based on pipeline lead scores , customer behaviour and interactions . The quality of the call list continues to improve over time with more customer engagement .
Ken is just one of a number of Ray White agents who are hooked up to Smart Calls . These agents are getting more appraisals from the same amount of calls . Calls are prioritised based on the expected propensity of the customer .
The data we are now seeing is that more than half of new properties coming to market are being identified in NutureCloud .

Pink tradie boots are a girl ’ s best friend
Heels and construction sites don ’ t mix well as the women on Kevin ’ s team found early on in the filming . Kevin said as the team entered the work site for the first time they were asked to put on tradie boots to go with their hardhats and high vis vests .
“ They weren ’ t thrilled with the standard colour choice on offer and jokingly asked if there were any pink boots among the spares ,” Kevin said .
“ Twenty minutes later , the production crew had sourced pink tradie boots , vests and hard hats so the girls were able to go about their day in style .”

Never wear black to an open home
During a VIP open home prior to lockdown , Kevin couldn ’ t work out why many of the buyers visiting House # 4 were giving him the cold shoulder until one group clued him in .
“ I was all dressed in black at one of the events and standing out the front of the property welcoming people ,” he said .
“ We had a lot of buyers walking past but I wasn ’ t getting much engagement from them - I thought perhaps it was because I wasn ’ t wearing a name tag .
“ I thought I ’ d grab a few brochures and work the crowd but after introducing myself to one group they commented on my outfit and said no one had realised I was the agent - they thought I was a security guard .”

I wanted to say : “ Hello this is Nathan Kennedy from Ray White ------------ ringing on behalf of ------------- am I speaking with Racheal ? I would like to ensure you are up to date with what ’ s happening in the market and talk about your real estate needs .”
I said : “ Hello it ’ s Nathan Kennedy . I ’ m sorry to bother you . You ’ re my first ever call and I am very nervous .” Now this is where it got interesting .
Racheal said : “ Oh my god , you ’ re gorgeous , I am glad you got me as your very first call . What would you like to talk about ?” I am on my game .
I said : “ I was wondering if we could offer you any insights into your market and if you have any real estate needs now or into the future .”
Racheal said : “ We don ’ t have any immediate needs but I see the market is really going well , what is the average price in my suburb ? I had the NurtureCloud property report at my fingertips .
I said : “ The average price is $ 756,000 , up 11 per cent on last year .”
Now this is where it got interesting . Oh my god , you ’ re gorgeous .
Looking back over the history of Ray White , one of the most defining moments emerged from the property downturn in the early 1980s . A major property developer had bought the rights to a US franchise group - ERA Realty - and had built up its franchise network to 100 offices across Australia . When the downturn came , the franchise was suddenly on the market as the venture was losing money .
It was a risky time , but we took the opportunity to buy it and grow beyond Queensland . Suddenly , we had 100 new offices , although very few of them were market leaders and the morale of the network was poor because promises of it becoming the super Australian network never realised . We explored all sorts of possibilities with our new acquisition . The one that really attracted our excitement was “ why not ask each of the

I said : “ Well I have thought about every question you may ask me and I have it all here in front of me .”
Racheal said : “ Oh really Nathan ? Every single question ?” Clearly I am a natural , let ’ s make another call .
I said : “ Hello this is Nathan Kennedy from Ray White ------------ ringing on behalf of ------------- am I speaking to John ?.”
John said : “ Not interested and take me off your list .” John slammed the phone down on me . I am now feeling a bit sensitive . I think it ’ s time to call Racheal back .
