Stories from our Ray White property management superheroes

THE JOY OF HANDING OVER THE KEYS
TRINEAD CARROLL , RAY WHITE FERNTREE GULLY VIC
" I was able to lease a property to a gentleman and his family who were refugees . The father came over on a boat , taking a massive risk and did not see his family or wife and three children for 10 years . He spent that time working extremely hard to build a life here in Australia for his family to come over to .
“ He shared his story with me telling me how much he needed this home . He wanted to provide his family a home when they arrived ; their visas were finally approved and he had not seen one of his children since they were three years old . His hard work over the past 10 years meant he was able to build an excellent application with high income , full-time work and rental history .
“ His story really touched me ; he was so genuine and appreciative . The home could not have gone to a better person and I was extremely grateful he shared his story with me . When coming to collect the keys he brought a huge box of beautiful Afghani cakes to say thank you .
“ Last year I leased a property to someone with a similar situation who told me it was their son ’ s first day of school tomorrow and the dad ’ s first day at work , he said ‘ Every day is so exciting and new for us '.”
WHEN A TENANT STOPS PAYING RENT the property cleaned up for the sale .
HANNAH TAYLOR , RAY WHITE FERNTREE GULLY VIC
" We have a wonderful client ( investment property owner ) who very sadly is terminally ill . To add to their stress , the tenant in their investment property stopped paying rent .
“ After various VCAT hearings due to non-payment of rent , we were finally granted possession of the property . This enabled the owners , after 12 months of hardship due to lack of payment while also going through health difficulties , to get
“ They were able to achieve a great result at sale which relieved one of their many stresses : the owner , supported by his family , was able to go through the required treatments .
“ We were able to achieve a good outcome at tribunal which allowed them to sell the property and move on to alleviate the stress on his family .
“ We ended up making a donation to the Cure Brain Cancer foundation on the property owner ’ s behalf to support further research surrounding brain cancers ."

RESCUING A ‘ GHOSTED ’ LANDLORD
FARHEEN ZEHRA , RAY WHITE BEENLEIGH QLD
" In the world of property management , challenges are common , and I recently faced a big one : helping a landlord who was ghosted by their previous property manager . In combination with the Ray White Beenleigh team , I took on the task of restoring stability to their properties .
“ The landlord ' s situation was tough . Their old property manager had disappeared , leaving them in a tough spot . They came to us for help , only able to provide property addresses .
" My first step was to talk to the tenants , even though we didn ' t have all the details about their leases . I sent them friendly letters and notices about inspections to start rebuilding trust .
“ Then , I got to work digging into lease agreements and financial records , trying to piece everything together . It took a lot of time and effort , but I managed to find the important information the landlord needed .
“ But it wasn ' t just about paperwork . I wanted to give the landlord peace of mind , too . So , I made sure to listen to their concerns and guide them through the confusion . Looking back on it all , I ' m proud to say that things are much better now . The landlord ' s properties are doing well again , and they trust us to look after them .”
