AUCTIONS HIT FULL SPEED AT THE DAY 4.0

There were more than 400 buyers and sellers recently packed into the Mansfield State High School hall for a fast-paced auction event in Brisbane ’ s southside .
Ray White Mt Gravatt sold more than $ 14 million of property in and around the highly coveted school catchment .
Ray White Mt Gravatt principal Grant Boman ( pictured below ) said more than 200 registered bidders arrived or logged in online to buy the 12 properties on the order of sale .
There were over 300 people watching online too , with bidders logged in from all over Australia .
Most of the buyers were locals to south-east Queensland but they did have people online from interstate and in fact the winning buyer of 29 Obrist Place Rochedale lived in Victoria and was bidding over the phone .
Grant said the big drivers for his market were the schools , access to the city , access to major roads and Mansfield State High School . The Mt Gravatt principal , who has 22 years in real estate , has been auction-only for the last six years .
“ I truly believe that if you run the auction process you will achieve the most for your clients . I see a lot of people who do auctions that get to auction day to do the negotiation but we run the process and get a flowing auction by bringing so much competition to the auction ,” he said .
Buyers were out in force at Ray White Manukau , Manurewa , Mangere and Mangere Bridge ’ s auction event The Day 4.0 where owner occupiers , investors , and developers were all in one room bidding it out for property .
The Day 4.0 saw 36 properties go under the hammer , with a 64 per cent clearance rate , equating to a total of $ 18.8 million in sales .
Ray White New Zealand lead auctioneer Sam Steele called the auctions , alongside Ray White New Zealand auctioneer Ben East , with the pair taking a total of 1,023 bids throughout The Day 4.0 .
“ It felt like we were back in the market of 2021 , The Day 4.0 was flying at full speed ,” Sam said .
Ray White Manukau , Manurewa , Mangere and Mangere Bridge director Adam Thomson said the team did a fantastic job throughout the campaigns .
“ There was a lot of uncertainty leading up to the event , with a flood of listings at an all time high , giving buyers more options and resulting in less bidders and inspections per property ,” Adam said .
“ The intensive marketing campaigns we ran , alongside genuine motivation from vendors to sell , proved that regardless of market conditions the best way to get a premium price in the shortest time is via auction .”
The top result of the day went to Ray White Manukau agents Charlie Brothers and Rojan Bhattarai who sold 31 Grange Road , Papatoetoe under the hammer for $ 1.282 million . The property recorded 14 registered bidders .
The auction which recorded the highest number of registered bidders was Ray White Manurewa agent Tom McCartney ’ s $ 1 reserve auction at 5 Corsair Crescent , Mangere East which saw 21 registered bidders . The property sold under the hammer for $ 1.255 million .
