As another year ends and we
welcome a new year, I want to
make sure all the people who volunteer their time and energy in our
community know that their efforts
are greatly appreciated. Charbonneau could not be the incredible
community it is without the work
of countless residents who step
up to the plate in a variety of different ways. From association
boards, to committee members, to
fund-raising organizations, this is
a community of dedicated, caring
individuals. Thank you all who
have dedicated your time this past
year.
I also want to take this opportunity to thank the directors of
the Charbonneau Country Club
Board. The beauty and amenities
of Charbonneau do not happen by
accident, and it is often the work
that the CCC board of directors
do which make our community
so special. They are responsible
for overseeing landscaping, asset
management, safety and security,
special projects, local civic issues,
architectural control and communications, as well as the policymaking decisions to manage a
community of over 1,000 homes.
As president, I truly appreciate
the work accomplished this past
year and the board’s commitment
and dedication to Charbonneau.
Speaking of volunteers, the
Nominating Committee for 2014
board elections was recently appointed. Former CCC President
Rick Sawyer will chair the Committee. He will be joined by current Board Director June Henry
and member-at-large Ron Reiter.
Homeowners interested in a running for a three-year term on the
CCC Board should submit a letter
of interest to the CCC office no
later than January 31, 2014. The
Nominating Committee will meet
with all interested homeowners in
early February.
As I wrote in last month’s column, the CCC Budget Committee met with the chairs of CCC’s
standing committees. At the October meeting, the CCC Board
reviewed a draft budget; and at
the November board meeting, the
CCC board of directors approved
the 2014 budget.
As most residents are aware,
the cost of doing business is going up, and we have tried very
hard to limit dues increases. That
being said, there were expected
increases in the areas of custodial
services, irrigation water costs,
wages and benefits and landscape
maintenance, including additional
tree maintenance work and legal
counsel costs. The end result is
a $3-per-month increase in CCC
dues for 2014.
I must say, the committees and
the full board worked hard to cut
expenses wherever possible to
help offset these rising costs. Our
Board continues to remain mindful of its fiduciary responsibility to
all homeowners. One of its main
objectives is to protect homeowners from the need for a large, onetime, special assessment, which
can be a necessity for associations that do not annually assess
accordingly. The important task
of maintaining the assets and services of our community is key to
assuring property values remain
high and Charbonneau continues
to be a premier residential development desirable to new homebuyers and a pleasurable place to
call home.
A letter will be mailed to all
Charbonneau homeowners regarding the 2014 dues in early to
mid-December, but for those of
