theview Page 8 .com December Real Estate Update By Jim Jones, Special to THE VIEW 38002 Average home sales prices were virtually unchanged in November yet the number of units sold was up 4% resulting in a 5% increase in total home sales volume for the month. There were 1,482 home sales recorded for the month averaging $170,324 compared to 1,421 home sales recorded last November averaging $169,572. Through the first eleven months of this year, the number of home sales recorded are up 5%, average home sales prices are up 5%, and total home sales revenue is up 13% from the same period in 2016. Home sales over $500,000 were down 9% from last year with 50 recorded for the month compared to 55 recorded in November 2016. Home sales valued over $1M were down 14% from last year with 6 recorded. Land sales were up 67% with 25 recorded for the month averaging $476,863. Residential Foreclosure Analysis Foreclosure activity continues to decline and was down 6% in November with 122 recorded for the month compared to 130 recorded last November. New Housing & Builder Activity The number of new home sales recorded was down 14% in November and new home sales prices dropped 11% for the month. There were 89 new home sales recorded averaging $285,106 compared to 103 recorded last November averaging $321,638. Arlington/Lakeland claimed the most new home permits in October with 13 total averaging $373,392. Fayette & Tipton County Market Trends December 2017—January 2018 Arlington Student Named Memphis Outstanding Teen Fayette County home sales were down 8% in November with 68 sales recorded for the month compared to 74 recorded last November. Average sales prices were up 12% from last year to $252,907. Oakland (38060) recorded the most home sales for the month with 32 total averaging $195,060. Tipton County home sales were up 45% with 90 recorded for the month compared to 62 recorded in November 2016. Average sales prices were up 22% to $167,011 compared to $136,503 last November.
