Top Three Tips for Home Sellers by Dan Vollmer , Associate Broker , ReMax 1st Olympic

This month I start my 13th year in real estate . Over the years I have adopted , adjusted and then further modified my thinking about the most effective ways to do my job . Through experience you learn and you grow , you change and adapt . Last year , my dozen or so years of experience crystalized into three simple concepts - three factors that , in my opinion , dictate 95 % of the process in selling a home .
Factor # 1 : The price has to be right .
This certainly comes as no surprise - the price has to be correct . Anyone who has sold ( or attempted to sell ) a home can attest to the struggle of aligning their personal feelings about their home with the cold hard facts of the market . Whether the market is heating up or cooling down , its important to acknowledge the statistical data , recently sold comps , appraisal value ( if there ’ s been one done recently ) and overall state of the market . To be clear : there is no clever video , no glossy flyer , no magical social media posting that can compensate for pricing a home incorrectly . Priority number one - if , in fact , you do want to sell your home - is to price it properly .
Factor # 2 : The home must look its very best online .
I don ’ t know the current statistic on this , but somewhere north of 90 % of all home buyers will start their home search online . And will continue their search online until they find a home
they will eventually purchase . If you want your home to get noticed , it absolutely must look great online . Make every room look amazing , take the best photos you can possibly take ( or pay to have them taken professionally ), but make sure you aren ’ t overselling the space . It needs to look good , but it also has to be accurate . Which leads to …
Factor # 3 : The home must look as good OR BETTER in person .
This is the one I believe gets overlooked the most . If you price it right and take great photos , but people show up and the home is ‘ less than ’ the photos promised , you ’ ve just lost your opportunity to procure a buyer . We ’ ve all heard - and many of us have experienced firsthand - that home that looked so spacious online , but upon arrival it was much smaller , the rooms were tinier , the yard was much more sloped than it appeared in the photos . Yes , you want great photos that will draw folks in and make them want to see your house . But if they show up excited by what they ’ ve seen online , only to find in reality the home is much different , you ’ ve wasted all your time and energy .
