Always Do Your Walk Through

Many steps and hurdles have been crossed and the final move in day is hours away . Take the time to look the home over before closing .
• Landscaping : Take a walk around the outside of the home . Make sure there has not been any damage from storms .
• Exterior : Look at the roof for any missing shingles
• Kitchen : Turn on the oven and cooktop , run the dishwasher through a cycle .
• Interior : Walk in to every room and make sure there is no damage to carpet , flooring and walls from movers .
• Electrical : Turn on lights / fans in every room .
• Plumbing : Flush the toilets and run water in the sinks and tub / shower simultaneously .
• HVAC : Test the unit by turning down the air temp for AC . Remember if it is below 60 degrees outside do not test the AC . Turn the temp up and test the heat .
• Basement : Make sure there has not been any water penetration or mold growth .
Take your home inspection report as well as the Agreed Repairs List to the walk through . Check off items that the owner agreed to remedy . Always ask for receipts of the work completed . The work should be performed by licensed contractors in the related fields of work . If the work was not completed or receipts not provided consult with your agent on how best to handle the situation before you proceed .
If the home was vacant not much if anything should have changed with the property . Still take the time to look the property over . Animals or pests could have made residency in the home , plumbing pipes could have burst , or a thieves could have taken items from the home such as the heat pump .
If the home was occupied during the negotiation process and home inspection you want to make sure that all items are accounted for . Sometimes movers take garage door remotes and ceiling fan remotes by mistake . I have had one situation where a moving company backed a truck into the house and chose not to tell anyone . All items that are attaches should remain unless they are reserved in the contract .
