S ince 2002 , the Mauritian government , through the Economic Development Board ( formerly the Board of Investment ), has put in place a series of real estate schemes aimed at regulating property rights for foreign buyers . This led to the creation of the Integrated Resort Scheme ( IRS ) and the Real Estate Scheme ( RES ), which were replaced by the Property Development Scheme ( PDS ) in 2015 – which now coexists with the Smart City Scheme ( SCS ), the Invest Hotel Scheme ( IHS ) and the G + 2 residential projects .
