Nocatee gears up for fall with updates, expansions

August just melted away. It’s time to
gear up for fall and all the wonderful
activities fall offers. Football and soccer
season, snuggy sweaters, knee high
boots - get ready for me. Best part is, I
don’t have to cut the grass as often.
Neighborhood Updates
• Providence Homes in Twenty Mile
Village Grove has a new model that
opened Sept. 19. Frank Cirillo and Michael-Ann Matchett are the site agents.
There will be a luncheon for Realtors
Tuesday, Sept. 29.
• The Crossing in Twenty Mile is the
newest addition to the Nocatee community. David Weekley, Dostie, Providence, and Standard Pacific Homes will
be building homes between 1,3003,200 square feet. Floorplans and pricing will be released in mid-November,
and the models will open late January.

New Nocatee Greenway Trails Coming
Summer 2016
The PARC Group, Nocatee’s master
developer, is expanding the community’s popular Greenway Trails network. A key part of Nocatee’s 5,000
acres of interconnected parks, wetland
preserves and wildlife corridors, the
Greenway Trails offer residents miles
of biking, jogging, fitness and nature
trails.
The Greenway Trails expansion includes TWO key improvements:
First, a new path along the east side
of Crosswater Parkway will provide
residents of Del Webb Ponte Vedra,
Coastal Oaks and Twenty Mile with
direct access the Town Center and centralized amenities. This expansion will
also complete the connection between
Town Center and Davis Park.
Second, a new trail will connect the
communities of Cypress Trails, Brookwood, Kelly Pointe, The Palms and The
Villas to the Town Center via a trail
under Nocatee Parkway at the county
line. Both projects will begin by the
end of this year
Town Center Update
Vystar Bank in Nocatee Town Center
opens for business Sept 21. There will
be a Grand Opening October 14-17.

Program assists Realtors to become
more specialized in the Nocatee Community. The success of this program is
evident with the increased number of
sales assisted by realtors. However, you
do not have to be a Nocatee Certified

benefits are many, The Nocatee Welcome Center and the Nocatee Builders
Representatives work with all agentswhether you are Nocatee Certified or
not.

Follow these helpful tips to sell your First Coast home

Once you have made the
decision to sell your house
(and of course, enlisted the
help of a highly competent
agent), you need to do everything possible to make your
property stand-out and command the attention of buyers.
Below are some tips on what
to do and why:
1. Remember, first impressions count, really count! The
curb appeal of your house
is critical. Your house must
look tidy and well cared for.
You want the potential buyers
to be excited about coming
inside! Make sure the grass is
neat, the hedges are trimmed
and any decaying limbs are
pruned from trees. Plant
fresh flowers to add color or
enhance planters you have
in the entry. This is the time
to paint the trim, change the
old mailbox, pressure wash
the driveway and sidewalk,
re-hang or replace shutters
and paint the front door. If
the door knob and lock are
looking shabby they should
be polished or replaced too.
The entrance hallway should
be welcoming. You can add a
bench or decorate a table with
fresh flowers.
2. Before putting your
house on the market make any
minor repairs. All appliances,
doors, windows, and drawers
should be in good working
order. This would be a very
good time to have a home
inspection and address any issues found by the inspector.
3. Declutter and depersonalize your house (including
the closets, bookshelves and
walls). Buyers need to see
themselves in the house, and
the more of your personal
effects they see, the more
difficult this will be for them.
Remember, you’re moving
anyway so this is a great time
to start packing.
4. Organize and tidy up
what is left. A good strategy is
to sift through your belongings
and pack up everything that’s
not used regularly. For example, your closets shouldn’t
be any more than 2/3 full,
regardless of how small they
are. You want a buyer to look
at your closets and think that
there is plenty of room for all
of their belongings. The same
goes for the garage. There
should be room for cars in
the garage! Box up and store
all miscellaneous items. You
might want to consider renting a storage unit or using a
friend’s garage temporarily.
5. Clear off counters, especially in the bathroom and
kitchen. Check the cabinet’s
pulls and knobs. Clean counters will give the buyer the
feeling that there is plenty of
room for their daily activities.
6. Clean, clean, clean (and
keep cleaning). This is one
of the most tedious aspects
to selling a house, but it is
very important that the house
is clean and ready t
