A good Construction Manager can save you his or her costs and will provide you with a superior product – on time, on budget and as specified. Primarily a Construction manager acts as the HOA’ s Representative.
HOAs and subcontractors want to get the maintenance and reconstruction projects done in the most efficient manner possible. Misunderstandings and miscommunications often lead to cost overruns and missed deadlines. The HOA is put out by extra costs, while the subcontractor is left with scheduling and collection challenges. No one is happy. A good Construction Manager provides the detail and leadership that keeps everyone on the same page and operating at maximum efficiency.
Some steps to expect from your Construction Manager:
Specifications
Establish the specifications before the bid package is sent: Specify the grade of material, application methods, and parameters such as the length of replacement: Are you going to let them replace a 10’ piece of fascia board at $ 100 because it saved them a cut? Or have them replace only the 6’ section needed at a cost of $ 60?
Bid Package with a Scope of Work
The Construction Manager prepares a comprehensive bid package for the selected bidders. This facilitates an apples-to-apples bidding process and eliminates missing items and miscommunication from proposals. Each area and component should be detailed on a spreadsheet for the contractors to itemize their proposals. In addition, the Construction Manager should include a request for unit costs for all potential hidden issues – rotted framing members such as the bottom plate, window sills, and additional footages that may become material once the pressure washer is applied to the areas receiving paint.
