HAMMONTON — The Hammonton Planning Board held its regular meeting on November 3 in town hall . There were two matters before the board .
The first was Application No . 11-21PB , submitted by Mario and Sharon DiGerolamo . The applicants were seeking a waiver of

curb and sidewalk for new construction at their property at 689 N . Third St ., Block 1803 / Lot 3.01 / Zone Residential .
Both applicants were present to offer testimony .
“ The reason we were requesting the waiver was because we don ’ t really want to encourage foot traffic right there , because it ’ s near that dangerous bend in the road on Third Street , and there are accidents there a lot . Secondly , we feel ,

aesthetically , it ’ s not like it would look weird if we didn ’ t have it , because none of the surrounding properties in the general area have curb or sidewalk ,” Sharon DiGerolamo said .
Chairman Ed Marinelli asked for clarification .
“ Your main objection is that there ’ s no other curbing or sidewalks in that area . Is there a lot of food traffic in that area ?” Marinelli said .
Both applicants answered in the negative .
Mario DiGerolamo also addressed possible drainage issues .
“ There ’ s a lot of flooding over there . I think the sidewalk and curb going in there would make it worse . I lived next to that property , which is 685 N . Third St . That ’ s where I grew up ,” he said .
Board member Michael Pullia noted that the street is a county road .
“ Did you guys ask the county for a letter on this ?”
Sharon DiGerolamo said that they had , and that it was included with the information sent to Adams , Rehmann and Heggan Associates ( ARH ).
Engineer Catherine Goins , of ARH , said that there were no issues with the application .
Board member Ralph Capaccio made a motion to accept the application , which was seconded by board member Michael Messina .

The application was approved .
The second matter before the board was Application No . 9- 20PB , submitted by Brandon and Sarah Watson , of 319 N . Chew Rd ., who were seeking a minor subdivision and lot line adjustment .
The applicants were seeking to change existing lot lines and purchase a portion of the neighboring lot between their property , Block 2402 / Lot 29.02 / Zone R2 and 551 Wilbur Ave . Block 2402 Lot 25 .
Both applicants were present , as was Melinda Mazzeo — owner of the neighboring property — and Jeff Brennan , of Baron & Brennan , P . A .
“ Miss Mazzeo has an irregularshaped lot . There ’ s a section of it that runs perpendicular — or parallel , depending on how you ’ re looking at it — with my client ’ s lot . In essence , what we ’ re seeking to do is sever that portion from Miss Mazzeo ’ s property and annex it onto my client ’ s property ,” Brennan said .
During testimony , Brandon Watson said that the annexation would increase the size of his property from approximately 0.33 acres to approximately 0.46 acres , and Mazzeo ’ s property would decrease from approximately 1.422 acres to 1.296 acres . Brennan asked if the minimum lot size in the R2 zone is approximately 0.29 acres , which Watson affirmed .
Brennan informed the board that there are four separate variances included with the application because of existing non-conforming issues . Watson explained further .
“ I know my shed is three feet to close to Miss Mazzeo ’ s property line . I believe the setback is supposed to be 15 , and I ’ m at 12 ,” he said .
Watson said that there is a garage on Mazzeo ’ s property — which predates her ownership — that is 10 feet from the property line .
“ Also , her shed is about five feet from the property line , which I believe was also there when she purchased the home ,” he said , adding that there is also a trash enclosure on the front of her property .
Board member Dr . Michael Hozik summarized the variances .
“ They ’ re all pre-existing , and none of them are changing , except the property lines , basically ,” Hozik said .
Brennan confirmed that assessment .
Pullia offered history on the property .
“ The portion you ’ re trying to buy used to be a secondary driveway ... This was Tony Siscone ’ s house . It was approved commercial ; the garage was a racecar shop . At the time Tony got the approval , they made him have a secondary driveway in and out ,” Pullia said , noting that the garage on Mazzeo ’ s
