acres in size, and the Baglianis have been
asked to subdivide it into two parcels.
“The larger parcel is 1.8 acres in size, and
that is where they are going to build their
family house. The adjoining parcel that is
subdivided out of this contains an existing
dwelling. That is going to be retained on a
smaller lot, 1.4 acres in size, for one of their
children sometime in the future. We do
have Pinelands approval for this minor subdivision, and both lots do have water and
sewer availability. We also got Pinelands
approval to either remove or renovate the
existing dwelling that is there now, since it
is older than 50 years old, and we also got
the approval to remove the small garage
that sits on the larger parcel where they will
build their house. That Pinelands submission has been included in our application,”
Scheidegg said.
As Scheidegg continued his testimony, he
explained the lot is in an R-3 zone and
meets and exceeds all the bulk and dimensional requirements for that zone. It is a
fully-conforming subdivision, and Scheidegg and the applicant were only asking for
a waiver for curb and sidewalk.
If the board granted the waiver for curb
and sidewalk, board solicitor Michael Malinsky asked the applicant if they would be
amendable to a yes vote upon any assessment of benefits in the future should the
town decide to install curb and sidewalk on
this particular street.
