Planning board hears about plans for new garage

“ A couple years after we moved in , we removed the pool and the paver patio area , and the shed still remains . We always had planned to construct a garage here ; we have a few more vehicles than we have current garage space for . They sit in our driveway , so it had always been a plan for us ,” she said .
CherylLynn Walters said that the couple is planning to construct their garage in the same location that is currently occupied by the shed .
“ The shed is currently located eight feet from the side property line , and we ’ re just looking to maintain that distance . That way , we ’ ll be able to park my husband ’ s truck — and his motorcycle and his dirt bike — in the new garage , along with his new truck that he ’ s expecting to get sometime in April , and my daughter can park her car in the garage with mine — and we get everything out of the driveway and start to make it look nice and pretty and respectable and organized in the yard ,” she said .
The new garage , she said , will also have a small workshop area for her husband .
“ The shed , we want to relocate , basically , to the center of the usable portion of our backyard . That ’ s going to continue to house our lawnmower and snow blower , and all of our other yard and outdoor gardening equipment ,” she said .
CherylLynn Walters said that the plan for the garage situates it directly behind , but not impeded by their well .
“ Our well head is right there next to the shed . The way it ’ s set up , the well head would be right in front of the corner of the garage . If we moved the garage any further towards the middle of the backyard , the well head would then be in front of the garage doors , and we wouldn ’ t be able to drive in and out of the garage . We can ’ t move the garage back any further because we do have a drainage easement and a basin that takes up about the rear one-third of our lot ,” she said .
Gregg Walters described the location of the well .
“ The well will be in front of the garage , but with the setback , we placed the well where it would fall in between two garage doors where it wouldn ’ t impede traffic in and out ,” he said .
Board member Dr . Michael Hozik inquired as to what the top of the well looked like , which Gregg Walters answered .
“ The well is basically a fourinch submersible well , so it sticks up and has a cap so you can have access to your well pump as need be ... it ’ s about a foot out of the ground ,” he said .
Hozik followed up .
“ What are the odds somebody ’ s going to hit that going in and out of the garage ?” he said . Gregg Walters replied . “ That was one of the reasons we placed it where we did so it would be protected in a path where vehicles would not be going . It ’ ll be in between the doors , and the garage will be almost right up to the well , so it doesn ’ t stick out past the garage ... it ’ s in a place where I don ’ t see how you could ever run it over with a car unless you ’ re hitting the garage ,” he said .
CherylLynn Walters also discussed the total square footage of the proposed accessory structures on the property , which is limited by ordinance to 1,000 square feet in the RR zoning district .
“ The proposed garage is 1,080 square feet ; the shed is 96 square feet , for a total of 1,176 square feet . The shed would be permitted on its own , and the garage itself only exceeds the ordinance limitation — by itself — by 80 square feet . Compared to the size of our home , which is approximately 2,086
