FOCUS ON LAGOS
Lagos , the State Capital , is a city that has developed enormously over the past two decades ; whereas some 15 years ago expatriate suitable residential areas were restricted to Victoria Island and Ikoyi , today ’ s Expat has a choice of residential areas . Selection will most likely be based on school or office location as Lagos traffic is renowned to be amongst the worst in the world !
The bridges which connect the island areas of the city to the mainland can often be so clogged that it is faster to walk ! Construction of a 73km ring road has provided some relief and has eased movement to certain areas but other parts of the city remain totally chocked .
EXPAT SUITABLE RESIDENTIAL AREAS
There are far more housing opportunities for expats on the island than on the mainland :
Ikoyi – This is a popular area for expatriates as it is close to the American and British International Schools . A quiet and peaceful residential area it is one of the most affluent areas of the city . Many Multinationals , especially the Oil industry , rent or own residential property here to house their expats .
Victoria Island – This area attracts expatriates as it offers many restaurants , hotels , shopping malls , schools . It was the original expatriate housing area of the city and whilst some do still live here , it is now primarily a commercial area and location of the headquarters of many Multinationals .
Lekki – Lekki Island is a relatively newer suburb , which offers modern homes , it is increasing in popularity as budget requirements are lower than for other areas .
Banana Island – This is a more recently developed estate within Ikoyi offering various types of properties from mansions to small apartments within their own compound . Rents are high . Although there are many properties available , the majority of the area is still undeveloped with building & construction ongoing throughout the area .
Ikeja - Mainland – Ikeja is centrally situated and offers one of Lagos ’ s newest and largest shopping malls , restaurants and night life .
SETTING REALISTIC EXPECTATIONS
The concept of outside living is very rare
Don ’ t expect properties to be finished to the standards of more developed countries - it just doesn ’ t happen !
Power ‘ outs ’ are common so a standby generator is a must
Water supply is poor or non-existent , so a bore hold or water delivery from a reputable supplier is essential
Costs are high both to obtain and maintain a rental property
Nigeria is not a place where foreigners go ‘ out and about ’ to stroll around – a suitable vehicle is essential to get from A to B and driver service preferable
Security remains a top priority issue so sufficient provision must be made
Families must be educated as to safety precautions and children should be accompanied everywhere they go at all times
EXPAT HOUSING OPTIONS
Overall there is a generally good standard of accommodation available for expatriates .
Unfurnished properties are definitely the norm so provision must be made to ship household goods from home country . Furniture rental is an option whilst expats wait for their personal effects .
Whilst some negotiation is during contract phase , landlords generally make repairs and fix up a property only once prior payment has been made .
There are various typologies of long term rental property available ranging from apartments , duplexes , townhouses and villas .
