2 THE CHARBONNEAU VILLAGER September 2019 CCC President’s Column By KATHY HARP We plan to rebuild the Club Annex This month I would like to share some thoughts as a CCC Board director for over five years. I have seen many board HARP members come and go. I have worked with many people with expertise in so many different areas. They have served our community well and dedi- cated much of their personal time to make our community a better place to live. This community owes them a debt of gratitude for their willingness to step forward and truly make a difference. I believe our community continues to be blessed with many volunteers who choose to commit their time and tal- ents. Every one of these volunteers should be proud of the differences they have made. They have helped us move forward. They have helped us change. The CCC Board of Directors had three members resign this past month. Each of them have left their mark. Each of them have made a difference. I can ab- solutely say the same for all of the pre- vious directors who have served our community. Most of us are retired. We are just trying to serve our community as best as we can. I am wishing all the best for Larry Walker, Kamran Mes- bah, and Bob Harland. Thank you for making a difference these past years. We then began seeking enthusiastic candidates for our open board positions. The process for applying for these posi- tions was emailed to residents Aug. 2. We then asked all HOA presidents to forward that information to their com- munities. Our by-laws specifically state that “Any vacancy occurring in the Board of Directors from among the elect- ed directors shall be filled by the affirma- tive vote of the majority of the remain- ing elected directors though less than a quorum. A director elected to fill a vacancy shall be elected for the unex- pired term of his/her predecessor in of- fice.” We scheduled interviews for the end of August, so unfortunately at this writing I do not have the results yet. Our talks with Charbonneau Golf Course, Inc. are continuing. We began our discussions over a year ago and we knew at that time that it would be a slow process. As we analyze the combining of the Country Club and the Golf Club, we are reviewing numerous legal, financial and operational matters. All of this takes time and we are forging ahead one step at a time to negotiate a proposal to share with the community. We recently announced that the board is moving forward with rebuilding our Annex. In September of 2018, the CCC Board of Directors voted eight-to- one to tear down the Annex and begin a rebuilding process. As we moved for- ward with that undertaking, the board decided to slow down a bit and continue communicating with our community. We now feel that we have listened care- fully to the various individuals and groups throughout Charbonneau. On July 30, 2019, we voted six-to-two to sup- port that previous board vote of rebuild- ing the Annex. The empty building con- tinues to cost money each month, plus it is now becoming a safety concern. The CCC Board feels it has made the right decision. As we move forward, we are hoping our community will continue to give us their input. Future plans include forming a Project Team with members from both board and community. We realize there are rumors that dues will be increased significantly to fund this new building. That is simply not true. As I mentioned at our annual meet- ing in May, our prediction is an $8-$23 per month increase. This will certainly depend on the final decisions that are made with regard to exactly what will be going into the new building. With the turnover we see in our community every five years, the majority of people who will pay for this do not even live here yet since we will be looking at a 20-year loan. With the exception of our garden ter- race, we have not had any new building projects since 1991 when we constructed the current dining room and card room. I am sure we can all agree that was a very good decision. Looking forward, we have much to do. It is an exciting time for Charbonneau!
