Bath Quays North gains outline planning consent Space in demand at Chocolate Factory
An outline planning application has been
granted consent by Bath & North East
Somerset Council for the development of
Bath Quays North. The site, near Churchill
Bridge, is a major part of the Bath Quays
redevelopment which spans both sides of
the River Avon in the centre of Bath.
It is the Council’s flagship regeneration
project to create a new and vibrant quarter
for Bath’s flourishing businesses in the
heart of the city and is the most significant
development opportunity in a generation.
Bath Quays North will deliver in the Time is running out for businesses to
take space at the Chocolate Factory
redevelopment in Keynsham. Two and a
half floors remain available amid interest
from potential occupiers, with advanced
negotiations currently taking place for one
of the floors.
One of three former factory blocks
that have been developed by St Monica
Trust, The Chocolate Factory provides
around 100,000 sq ft of high quality office
accommodation in between Bath and
Bristol. The development is well-served
by transport links and has attracted a
great deal of occupier interest to date. The
office space has been developed thanks
to a Section 106 agreement negotiated
between Bath & North East Council and
the developer of the Somerdale site during
the planning process.
Pukka Herbs and Independent Vetcare are
the first two tenants of the building, taking
three floors between them. Pukka took the
opportunity to include a laboratory in their
new headquarters, which is home to more
than 100 employees. The office space is
being marketed by Alder King; contact
region of 20,000 sqm of new Grade A office
space, creating up to 1,900 new jobs, a
minimum of 70 new homes and a new,
modern basement car park.
The Council is in the process of selecting
a development partner for the Bath
Quays North scheme. An announcement
on the successful partner will be made
early next year and construction is likely
to commence in early 2020. For further

Roseberry Place is a major mixed-use
regeneration scheme, which occupies a prime
corner position in Bath’s Enterprise Zone at the
highly accessible junction of Lower Bristol Road
and Windsor Bridge.
The scheme has planning consent for around
50,000 sq ft of category-A office accommodation
and is now being marketed for either pre-let or
sale with floor plans starting at circa 12,000 sq ft.
The entire residential and retail elements of
Roseberry Place have been forward-sold to a fund
led by Legal and General; construction is already
underway for these elements with completion
expected in 2019.
