INVESTING IN A BUY TO LET PROPERTY

Despite the changes within the buy to let market prompted by the government , residential investment is still seen as a viable prospect . The stamp duty additional property surcharge , in conjunction with the changes in mortgage interest relief commencing in April will perhaps alter purchaser ’ s opinions with regards to this market .
However , in these early months of 2017 Cobb Farr are still experiencing a demand for apartments , in particular with yields of between 3-5 %. With the interest rates remaining low , enquires from BTL investors have continued at a steady pace , particularly in the knowledge that the rental market in Bath and the surrounding areas is still under supplied and the demand remains high .
An interesting off shoot is that developers are now considering buy to let projects , there is an increased appetite among lenders to fund the development of BTL schemes , with developers hoping the government will open up these schemes to young professional non-students , along the same lines as student accommodation . If given the same tax treatments as student accommodation the sale of the development would be exempt from additional property surcharges , making it more attractive to those looking to provide affordable , privately rented accommodation .
