No . 1 Bath Quays welcomes first tenants as Newark Works nears completion

Altus and Fidelius have become the first official tenants of the Bath Quays development . Financial services consultancy and software provider , Altus , has signed a deal for 9,445 sq ft of top floor office space at No . 1 Bath Quays , whilst financial services company Fidelius has signed a lease for 5,822 sq ft on the first floor of the building .
Councillor Kevin Guy , Council Leader , said , “ We are delighted that Altus has chosen No . 1 Bath Quays for its new UK and EMEA headquarters . No . 1 was designed and built to address Bath ’ s shortage of Grade A office space allowing existing Bath businesses room to expand and new businesses to relocate to the city .
“ It ’ s great to be able to accommodate two growing local companies and it ’ s an excellent endorsement of our commitment to delivering market-leading , next generation workspaces to help attract skills and talent to Bath .”
Jim Grant , CEO of Fidelius , said , “ We were keen to keep our Head Office in Bath rather than move to Bristol where there is more choice of quality modern commercial property .
“ No . 1 Bath Quays is a great new development which is bang up to date and will allow Fidelius to provide a quality home for its staff and clients for many years to come .
“ The offices are currently being fitted out to provide the latest technologies to allow for our team to operate a hybrid working system , reflecting current employment trends whilst being able to provide exceptional service to clients .”
Bath ’ s workplace design and build experts , Interaction , are undertaking the fit-out on behalf of Fidelius . Project Lead Ollie McCafferty said , “ Fidelius have been a long-term client of Interaction , and we have delivered many fit outs and refurbishments for them over the years . As their working requirements evolved , they found themselves in need of a space that matches their ambition .
“ Interaction carried out a full workplace assessment and worked alongside their senior leadership to map out their hybrid strategy , translating this into a vision for a more agile workplace . The result is a very modern office ; one which is flexible enough to accommodate staff , clients , visitors and employees from other offices . Meeting rooms are equipped with the latest technology for seamless hybrid meetings and there are a huge variety of work settings , all bookable through an app ( which also collects usage data , allowing for ongoing optimisation of the space ).

Meanwhile , next door to No . 1 Bath Quays ’, Newark Works is set to open in late October following years of restoration .
In 2016 , regeneration specialist TCN bought the Grade II Listed Newark Works with the vision of creating modern business space and a new hub of creativity , entrepreneurialism and innovation .
With 40,000 sq ft of space available , Newark Works is a key part of the riverside regeneration project , opening up new opportunities for businesses .
Working in partnership with Bath and North East Somerset Council , TCN has worked to restore the heritage buildings to create a new creative business community that ’ s easily accessible from the city centre .
TCN Founder , Richard Pearce , said , “ Newark Works provides a unique opportunity to offer raw , industrial workspace which appeals to the creative and tech sector . The distinctive heritage and architecture of the building has allowed TCN to bring their flair and regeneration skills to produce a bespoke creative campus for Bath .

Speaking generally regarding the demand
for office space in central Bath , Andy Smith , Partner at Knight Frank , said , “ The Bath office market has recovered well post pandemic with good levels of local demand .
