For the Seller
Understanding when to sell a property is normally based on what he specific needs of you as the Home Owner. Traditionally it is related to offerings from either size or locality of the property, but there are other occasions and this would be what is called the four“ D’ s”; namely Debt, Departure, Death and Divorce.
DEBT:
Although self explanatory, often people address the situation too late down the line. People tend to pour money into the bond instead of repairs. This means that if the situation requires to sell the property then the property will not present well to the market and the Seller will receive below the market average for the area. Be mindful to monitor this should you be in a situation leading to ward financial risk.
DEPARTURE:
The primary driver of this decision is normally for employment purpose. There is however the time when Seller’ s commit to exploring options across the South African borders. People normally relocate to find better opportunities.
DEATH:
Although never a pleasant one to face, death is an inevitable truth of life. Assets in excess of R50,000 are normally attached to an Estate which is managed by an appointed Executor. The Executor may also be appointed when there is a Will present of the deceased. Having a Will does ensure a smoother process of settling the assets amongst the remaining family members.
