As an agent people ask what is the benefit of hiring and agent when they can market the property themselves as the Owner . Here are a few things to consider should you be considering this route .
If you choose to place your property on the market then you would be prone to critical response direct from Buyers and you would need to be able to deal with rejection very well . Understand that its going to be an emotional journey . You will also have no input on the property pricing and how to negotiate any offers should they arrive . You would also have no relevant legal document support ( Eg . Offer To Purchase ) nor legal support until you appoint an attorney . There are certain acts in place such as the Consumer Protection Act that you would have limited knowledge on how it applies to your property as property is no longer sold under the old “ voetstoots ” clause . Lets not forget about Invader Species , Town Planning and structural plans for your house which are becoming more and more prevalent for the consumer and hence would effect you as the Seller . Consider what you stand to lose should you make uninformed decisions …. the loss to you could be far greater than the commission due to a prospective agent .
When you hire an agent ; you are hiring a skilled business partner who will effectively market your property through the various platforms that he has access to . The agent will have all the relevant documentation and be versed on the legal terms required to effectively deliver on the sale of your property . The wonderful thing for you as the Seller is that everything is effectively managed for you and you have no additional costs above the agents commission . All costs for marketing and operational costs are carried by the agent until the time of sale . It ’ s a low risk option and allows the Seller to be effectively versed and covered with the assistance of the agent .
One must consider that the Real Estate industry is a profession and is governed with a firm hand from the Estate Agency Affairs Board . Agents are no longer the alternative career choice , but educated in their trade and operate within disciplines which best guide them .

Ask if they can present proof of their Fidelity Fund Certificate ( FFC ). All agents require this to be renewed annually with the Estate Agency Affairs Board and remains their licence to practice in the property industry .
