Georgetown’s population and daytime population are the second smallest behind the Ballpark, and
its office market is the tiniest in the city with creative types clustering around the canal and large law
firms located at the Harbour. Further, Georgetown’s multifamily market is a fraction of the size of most
neighborhoods. However, when you think of retail and DC historically, you think of Georgetown. Sure,
the neighborhood’s affluent population and anchor of Georgetown University drive certain storefront
traffic, but Georgetown heavily leans on the shoppers from all over the region and beyond who flood the
sidewalks and the submarket’s 484 storefronts each weekend.
