EAST END
Demand Drivers
The East End is the largest office submarket that first developed around the Metro Center Metro Station
and expanded east to 7th Street with the opening of the Capital One Arena (formerly Verizon Center)
in 1997. Following the recession, the office submarket expanded to the north with the development of
CityCenter in 2014 and the delivery of new office product in Mount Vernon Square. Similar to the CBD
submarket, 42 of the AmLaw 100 firms are located in the East End and more than 7,000 lawyers work
in the neighborhood. In addition to law firms, the government relations offices of 76 of the Fortune
100 companies as well as the headquarters of the largest trade associations are located in the East
End because of the proximity to the U.S. Capitol Building. Unlike the CBD, the East End serves a large
residential population as well, which is home to the second-highest millennial population in DC after
Dupont-Logan-Shaw. The shift in population growth patterns and the growing talent pool of highly-skilled
millennial workers migrating to the neighborhoods to the east and north of the East End will continue to
attract office tenants to the submarket over the long term.
