Demand Drivers
Few office buildings dot the Dupont-Logan-Shaw corridor with the ones that exist mainly catering to
the creative class through coworking at buildings such as the Manhattan and Star Laundries and the
Wonder Bread building. The young, educated, affluent consumer drives this market: the median age of
the 91,000+ people living here is 33.6 years old and they possess the third highest household income
behind Georgetown and Capitol Hill. Ask a millennial where they want to live, where they are going out
this weekend or where they are attending Pilates class and the response will largely mimic the boundaries
of this submarket. As such, 54% of the storefronts are comprised of dining, grocery or fitness concepts.
While Upper Northwest’s population is more than double that of Dupont-Logan-Shaw, Dupont-Logan-
Shaw’s retail market is nearly four times the size of Upper Northwest’s market. Combined, the Dupont-
Logan-Shaw retail market is the largest retail market in the city with 921 storefronts across Dupont Circle,
Adams Morgan, 14th Street, U Street and Shaw.
