RIGHT ON TIME Staging Advice with Jill Gargus BEHIND THE SCENES STAGING BUDGET One of the most frustrating things about renovating or adding onto your home is the time spent away from home. Perhaps one of the most user- friendly aspects of a Modular Home Additions renovation is the fact that they allow homeowners to live in the home while the renovation is occurring, saving the costs and stress associated with finding accommodations. The majority of the components are built in advance, making it possible for renovations to take place year-round, unaffected by seasonal limitations. This also vastly quickens the pace of the renovation. Phase one is often completed the first day and involves the demolition of the existing structure, evacuation of the foundation, superstructure installation and any roofing, caulking, detailing and clean up that’s needed. Phase two involves the installation of the pre-made components, which can be installed in as little as a few hours. At this point, heating, ventilation, air conditioning, plumbing rough-ins and fixtures, electrical wiring, insulating, drywalling and taping, interior millwork, flooring, cabinetry, as well as painting and decorating can be completed, along with all necessary inspections by the city. Many of these services are available directly through Modular, saving you the time and headache often involved with lining up trades and waiting for availability! Once your addition is complete, phase three begins. This phase involves the renovation of the existing areas of the home. Homeowners have the choice of using Modular’s finishing services or contracting it out themselves. - Text by Zakiya Kassam 102 CANADIANHOMETRENDS.COM Homeowners often look at their home subjectively while a Home Stager will look at it through the eyes of a buyer. They are your greatest tool for obtaining the best price for your home. Your Stager can work within your budget and help you prepare your home to be put on the market. Your home is likely your largest asset, so getting top dollar is very important. If your budget is small, a “do-it-yourself” consultation might be a great option. Your Home Stager will outline everything you can implement from decluttering and cleaning to updating your furniture and décor. These consultations are typically under $350 depending on the region. If you are interested in hiring a Stager for a partial or full staging, you will be able to work with them to create a beautiful finished project. Fees for this can range anywhere from $2,500 - $5,000 depending on the scope. You can also go for the gusto and renovate. This would start with a consultation to assess the needs of your home. New flooring, paint, lighting, countertops, landscaping and the full renovation of your kitchen and baths, could be suggested. These can be real money makers depending on your market, however they often go beyond the timelines you plan for and exceed the budget you have set aside. For this type of renovation it is best to ask many questions and shop around for a Home Stager who can produce a portfolio, is insured and qualified, and can supply reliable contractors. To make your home market-ready, research and plan ahead and you will set yourself up for success. - Text by Jill Gargus
