Chase Murphy / Murphy Homes bungalow can sell for thousands of dollars more than it would have just five years ago . Those styles of houses are considered to be easy to maintain and often don ' t come with a lot of yard space , which is appealing to many buyers .
Kiger advises investors and developers to focus on smaller houses with high-end finishes instead of buying bigger homes .
Resales are doing well on the market , but they ' re often hard to find . With inventory low , the seller can command a high price for their home . But the seller has to have a new place to move to once the transaction is complete .
“ It ' s kind of a catch-22 ,” said Glenda Gasparine , CEO of the Southern Indiana Realtors Association .
She offered herself as an example . Gasparine said she ' s considered selling her home to move to a residence in the country , but added there ' s not much available in the way of housing .
Such a trend has actually resulted in some sellers listing their homes contingent upon them finding a new place to live .
Gasparine and Murphy concurred with Kiger on the popularity of smaller , more efficient homes . Murphy said a patio home community his company constructed in Charlestown has a mix of people ranging from retired residents who want less maintenance to younger couples who want flexibility .
