August IROC: Networking and Connecting Independent Owners

Last month, IROC members came together at Slattery’ s Pub to connect with new people and catch up with old friends. Above the din of conversations, Dave Mann, our current IROC Chair, mentioned that this happy hour was a reflection of the welcoming community at IROC.
New members were able to mingle with long-time members, who shared their insights about how IROC can help them navigate management of their real estate investments. Dave invited members to the next IROC meeting on September 22, 2026, where they can dive deeper into 1031 exchanges and discover taxadvantaged real estate strategies.

September IROC: 1031 Exchanges and Tax-Advantaged Real Estate Strategies
Ted Breitenstein, Vice President of IPX1031, will cover the basic requirements of Section 1031 of the Internal Revenue Code for the deferment of capital gains taxes on the sale of investment real estate. It will also cover risks associated with partnerships and mitigation strategies, reverse & improvement exchanges. Peter Fisher, Co-Founder and Senior Financial Advisor at Sequent Real Estate + Wealth Management, will examine advanced replacement property strategies available through Section 1031, including Delaware Statutory Trusts( DSTs) and 721 UPREIT transactions. Attendees will learn the requirements, benefits, risks, and planning considerations associated with these structures, as well as how they may be utilized as alternatives to direct property ownership for income, diversification, and estate planning purposes.
