up for new self-storage development,
the developers pressed forward with
the approval process, knowing the
strength of demand in the market. The
Cohens combined Steven’s 25 years of
self-storage development experience
and Kevin ’s local knowledge to
work through the approval process.
They operated on the theory that
the strength of the market together
with the company’s track record and
experience would eventually land
the right financing deal. That deal
came through Saul Hoppenstein of
Berkadia Capital Mortgage LLC, an
experienced mortgage broker in the
self-storage industry, who brokered
a deal with Jeff Bass of TCF Bank.
The entitlement process was fraught
with numerous issues. The neighbors
wanted more residential development
on the site and the Town of Superior
wanted more commercial development.
In the end, Guardian was able to
convince both the neighboring
residents and City Council that a
state-of-the-art self-storage property
was the right development for the
site. Guardian Storage proved that

low-traffic buffer between the busy
commercial retail development next
door and the residential community.
By demonstrating that Guardian
Storage could provide residents with
secure space for their belongings
and be consistent with the nearby
upscale commercial and residential
developments, Guardian was approved
to build their facility. Finally, by
employing LEED-accredited architects
to design the new self-storage
property, Guardian Storage has proven
their commitment to using sustainable
building materials and improving indoor
environmental quality for their tenants.
