There are now more first-time buyers taking their first steps on the property ladder

Mortgages can be more than a little perplexing for a first-time buyer – so what is the process ?
The first thing to do is meet with an
Mark Horsfall adviser as they will be able to advise how much the clients are able to borrow , and this will then help them understand what they will be able to afford .
After this assessment comes the following :
1 . We search the market to find a mortgage that is the most appropriate to the client .
2 . Once the client is happy , a Decision in Principle ( DIP ) is carried out and this would normally involve the lenders initial credit check .
3 . Once your DIP has been accepted , we then submit the full mortgage application . All relevant documentation will be sent to the lender for their underwriters to review .
4 . Once the paperwork has been reviewed ( usually within a couple of days ), they will then instruct the survey . This will be arranged between the surveyors and your estate agents .
5 . Once the valuation has been carried out and the underwriter has reviewed this , your application will go to Offer . This means the lender is happy to lend you the money required .
6 . It is then down to your solicitors to complete all the legal work associated with a house purchase .
7 . Once the legal work has been completed , they will ask you to Exchange of Contracts . It is at this point that your deposit is placed on the property and completion is set .
8 . At Exchange of Contracts , you should start to look at insurances to protect yourself and your new home
9 . Completion would normally take place 1 week after exchange of contracts . This is when you pick up the keys to your brand-new home !
What does an ‘ Independent Adviser ’ mean ?
We are completely independent . This means that we have access to every lender in the intermediary market place . This means we can find the best mortgage product for the client based on their individual needs .
What is the best advice for first time buyers when selecting their mortgages ?
The most important thing for a client to do is to make sure they an independent adviser before looking at properties as it can be confusing for first time buyers to determine how much they can borrow .

On 21st August the Bishops Stortford U3A held its 24th Annual Show at the Markwell Pavilion . This annual event allows members of our various Groups to demonstrate their skills and talents across a broad range of categories : - plants and flowers , vegetables , photography , painting , handicrafts , preserves and baking . Visitors were able to admire over 200 exhibits , while enjoying tea / coffee and cakes . A raffle with a range of splendid prizes , raised £ 172 .
Trophies and certificates were awarded by the U3A Chairman Keith Hicks to : - Kathleen Milton ( RHS Banksian Medal ), Hannah Shine ( Olwen Memorial Bowl ), Trevor McKenzie group and 2 days free training .
All neighbours must be over 18 and undergo a relevant DBS check .
