MAIN ESTATE ENTRANCE AND MAIN ROAD TO 4-WAY STOP Efforts were made to enhance the aesthetics of the main entrance and roadway up to the 4-way stop by means of landscaping, changes in paint colour and placement of new monkey bins. Positive commentary was thus far received from homeowners.
A landscaping architect was requested to submit a quote to assist with a Standard Design Service regarding:
Ÿ Proposed landscape upgrades to entrances;
Ÿ Proposed signage philosophy and new signage package;
Ÿ Proposed garden and common property furniture;
Ÿ Proposed paving enhancements;
Ÿ Lighting on the Estate;
B. SIGNAGE & LIGHTING PROJECT Belinda Lotter, an Image, Identity & Signage Design Specialist, from Prestige Signage in Durban, was requested to submit a wayfinding and lighting proposal. She subsequently visited the estate on 26 – 29 October 2017, where a detailed proposal for Signage and Lighting was given.
The proposal from Belinda Lotter, was accepted by the Board of Directors. The project focuses on a way-finding and lighting proposal, as the existing signage and lighting of San Lameer was outdated and also looks dated. The project will focus on the replacement of energy saver globes and therefore we are looking at LED going forward that cannot be stolen and will save up to 25 % on electricity. All wooden signs are varnished and painted annually at a cost of approximately R30 000. We are replacing the signs with an Aluminium powder coated wooden look. Aluminium and LED will provide a more modern look and feel without compromising the aesthetics and ambiance of San Lameer.
The project in phase 1, part 1 will include for 17 light fittings and 9 signs between the entrance / highway and the first speed dip that was already replaced in the week of 16- 23 April 2018. Phase 1, part 2 will include 4 double sided multi directional signs between the 4-way stop, beach and hotel area. There will be 1 single sided multi directional sign at the T Junction top of Lagoon Drive. A much needed illuminated, 3 sided directional sign will be placed at the T Junction of the Country Club. Phase 1, part 2 will finish off with a mini illuminated lot and unit directional double sided sign for Lot 104.
Phase 2 will focus on replacing all wooden lot signs with the mini illuminated lot and unit directional double sided signs. Phase 3 will consist of a 100 aluminium light posts to replace the existing concrete light posts currently on the estate. All the lights will be low energy LED lights. The above phases will be finished within our current financial year which ends September 2018.
C. TOWN PLANNING Please note that the next Town Planning Committee meeting will take place on 25 May 2018, for any alterations, additions and or maintenance to the exterior and interior of villas
Ÿ All homeowners to submit an alteration request, together with the proposed plan, to the Town Planning Committee of the San Lameer Master Homeowners Association( SLMHOA) for consideration, regardless of the scope of work thereof. The request has to be submitted to Zaldi Joubert – zaldi @ sanlameer. co. za by 18 May 2018. The Town Planning Committee meetings take place every quarter( 4 times a year);
Ÿ An alteration fee of R1000 is payable;
Ÿ Once approval has been obtained in writing from the SLMHOA, the plans as approved must be submitted to the Town Planning department of the Ray Nkonyeni Municipality, together with all relevant plan fees for approval;
Ÿ Only after these 2 levels of approvals have been received by the Homeowner, can any alterations, additions or maintenance to the villa commence;
Ÿ The supervisor and contractor must comply with all the SLMHOA requirements during construction, but all responsibility for the alterations / additions is still
Ÿ with the homeowner and member of the Homeowners Association; In case of interior alterations, the HOA should be informed about the scope of work, the duration and the details of the contractor.
Please take note that the abovementioned procedure does not refer to formal upgrading / maintenance projects decided upon and managed by the Homeowners Association.
D. RAY NKONYENI MUNICIPALITY BANK DETAILS Please note that the Ray Nkonyeni Municipality sent out a notification in the local newspaper on the actual rates and taxes bills of the change of their banking details. Herewith a link with the new details, for ease of reference.

' n Landskapargitek is versoek om ' n kwotasie in te dien om te help met ' n Standaardontwerpdiens rakende:
Ÿ Voorgestelde landskapopgraderings van ingange;
Ÿ Voorgestelde tekenfilosofie en nuwe tekenspakket;
Ÿ Voorgestelde tuin- en gemeenskaplike eiendomsmeubels;
Ÿ Voorgestelde plaveiselverbeterings;
Ÿ Beligting op die landgoed; B. Sy het daarna die landgoed tussen 26 en 29 Oktober 2017 besoek, waar ' n gedetailleerde voorstel vir tekens en ligte gelewer is.

Die projek fokus op ' n wegvinding- en beligtingsvoorstel, aangesien die bestaande tekens en ligte van San Lameer verouderd was en ook gedateer lyk. Die projek sal fokus op die vervanging van energiebesparende gloeilampe en daarom kyk ons vorentoe na ' n“ LED” lig, wat nie gesteel kan word nie en sal tot 25 % op elektrisiteit bespaar. Alle houttekens word jaarliks teen ' n koste van ongeveer R30 000 oor geverf. Ons vervang die tekens met ' n aluminiumpoeierbedekking. Aluminium en“ LED” sal ' n meer moderne voorkoms bied, sonder om die estetika en atmosfeer van San Lameer te affekteer.
Die projek fase 1, deel 1 sluit 17 ligte en 9 tekens tussen die ingang / snelweg en die eerste snelheidsdip in, wat reeds in die week van 16- 23 April 2018 vervang is. Fase 1, deel 2 sal 4 tweesydige rigtingstekens tussen die 4-rigtingstop, strand en hotel area insluit. Daar sal eensydige rigtingsteken by die boonste T-aansluiting van Strandmeerweg geplaas word. ' n Broodnodige, 3- rigtingsteken wat verlig sal word, gaan by die T-aansluiting van die klub geplaas word. Fase 1, deel 2 eindig met ' n verligte lot en eenheids-rigting bord vir Lot 104 wat kleiner en tweesydig sal wees.
Fase 2 sal fokus op die vervanging van alle hout lot tekens met kleiner lot en eenheids-rigting tweesydige tekens wat verlig sal word. Fase 3 sal bestaan uit ' n 100 aluminium ligpale wat die bestaande betonligte op die landgoed sal vervang. Al die ligte sal lae energie“ LED”-ligte wees. Bogenoemde fases sal binne ons huidige finansiële jaar wat September 2018 eindig, afgehandel word.
