For 2018, kitchen design is mainly
trending on colour contrast, texture,
metallic and an ongoing industrial
look. Think how the contrast of
solid colours and woodgrain will
react with an industrial fi nish such
as aluminium or concrete. The fi nal
use of the kitchen area, be it just
cooking, or a full family area will
impact on the types of fi nishes and
lighting used. For instance, cooking
and preparation areas should have
bright lighting, whilst areas designated
for entertaining should have softer
lighting options to give a suitable
ambience to the space.
Kitchen layout is usually dictated by
the space available, however islands
continue to dominate, and some
larger kitchens are now opting to have
two islands. Kitchen islands are also
useful for extra storage, and for eating
with breakfast or bar areas attached.
However they tend to be less used
for actual food preparation. If space
allows this can be rectifi ed by adding a
sink or hob in the island
Whether an island is present or
not, then the traditional ‘triangle’
for working continues to be a
major consideration when planning
workspaces and appliances. The
‘triangle’ involves the placement of
sink, cooker and fridge to maximise
work effi ciency in the space available.
This needs to be considered regardless
of the kitchen layout – ie galley, L
shaped or a U shaped fl oor plan.
Open shelving is also becoming a
trend for 2018, with owners able to
make a statement in the kitchen. This
can be either a display of luxury foods
and accessories, or the perfect place to
add greenery such as herbs. Consider
also using lighting on the shelves to
provide maximum impact.
In direct contrast to open shelving,
units will trend towards fl oor to
ceiling units eliminating plinths
and space above. Glass doors and ]
visible shelving in the units is also a
developing trend, however always
allow space to hide the food and
cookware that you don’t want to be
seen. This could be in the form of
internal drawers or pull out larders and
storage systems.

consumer, commercial and limited
company.
A consumer buy to let mortgage are
classed as ‘accidental landlords’. For
example, someone who has inherited a
property and decided to rent this out is
classed as an ‘accidental landlord’.
A commercial buy to let mortgage are
for people who are looking to invest
in property to generate an income for
business purposes.
A limited company buy to let
mortgages are for people who are
looking to purchase properties through
their limited company
T here have been a few changes to the
buy to let market regarding changes
to taxation and increase in stamp
duty. Because of all these changes, we
do recommend that you speak with
an accountant or tax planner before
investing in property.
