Once again , the Far West submarket appears at the top of the list for units in this stage of development with around 900 unit currently under construction . The Downtown – Riverwalk – King William region of the market has the second-most units under construction at just below 700 units . Upcoming deliveries will be more widespread across the market than has been the case through April because 14 submarkets have at least one project under construction .
Pre-Construction
Projects in this group are those that are somewhere in the development process but haven ’ t broken ground . Because it ’ s possible to postpone or cancel these projects based on market conditions , they aren ’ t as relevant in the short-term from a supply perspective . However , they can provide some insight into the general expectations for a market . With almost 18,000 units , 55 % of the units in the construction pipeline fall into this category .

Takeaways
After an especially active 2020 , new construction activity has been more muted through April of this year . In fact , only about half as many new units have been delivered this year . At the same time , apartment demand has been more robust than in the same portion of either 2019 or 2020 . The slowdown in deliveries and return to healthy demand bode well for Greater San Antonio overall as we continue toward the second half of the year . With more than half of the pipeline having yet to break ground , the market also enjoys a level of flexibility not seen in some other markets around the country .
