After an uptick in deliveries in 2020 compared to 2019 , new supply has continued to ramp up through October of this year . While only 11 submarkets have seen any new units delivered this year , 16 submarkets had at least one project under construction to end October . As of that time , 22 submarkets had at least one project expected to break ground within the next two years . Apartment demand and rent growth have been strong for the area in 2021 , and the market appears ready to continue its growth thanks to expanding development activity . With almost 60 % of the pipeline in a pre-construction phase , Greater San Antonio also benefits from the associated flexibility that brings in a time of continued volatility .
With more than twice as many pre-construction units as any other submarket , the Downtown – Riverwalk – King William area continues to be the nexus of development activity . Just over 5,100 units fall into this stage of the pipeline for that area . The South Central region , with more than 2,000 units , closed October with the second-most units in this phase . Two more outlying portions of the market also appeared near the top of the list – Greater New Braunfels with almost 1,700 units and Boerne – Comfort with approximately 1,100 units . Rounding out the top five was the La Cantera – Dominion – The Rim region with a little over 900 units yet to break ground . 22 of 26 submarkets are expected to have at least one project breaking ground within the next two years .
