Once the necessary steps have been
followed, installers can proceed with the
installation in accordance to the approved
building plans. “After completion, the roof
should be inspected by the engineer who
will sign the work off.
“From an erectors point of view, clients
should always be advised that damage to
the existing ceilings are inevitable and that
they should make provision for such
damages as part of the building process,”
says Gove.
Because the room frequently uses
timber and steel, design possibilities are
vast. “The beauty is that its weight is not a
restriction and you do not have to worry
about concrete slabs, soil mixture and other
conventional building tasks. You can build
on top of slanted areas,” Williams says.
Where can a roof room go?
Roof rooms are a popular option and
Williams shares that they can be built on
top of any roof. “We’ve built schools from
ground-up as well as single, double and
triple storey buildings,” he says.
“We’ve cantilevered off a building and have
also built on top of block of flats that was
10 to 12 storeys high. We were able to
complete the project because the
structures were suitable for such
extensions. There are many advantages
with installing a roof room, it comes in at a
fraction of the cost of the conventional
brick and mortar buildings by using
lightweight materials and a shortened time
to complete the building process,”
adds Williams.
Another room they installed was fitted
with a gym, jacuzzi, sauna and bedroom.
This kind of project shows the typical
weight that the structure can withstand.
As construction changes, he believes
that this is the way for future constructing.
“You can use the conventional way of
building, but competitive alternatives do
exist,” Williams says.
It’s simple
As the world changes, it forces engineers,
architects and contractors to think
creatively about construction. A roof room,

made from steel or timber, is one of the
innovations that stems from change. As the
industry embraces sustainability and
efficient practices become more evident, a
roof room becomes the option of choice.
It is important to note that such a
structure requires different installation and
therefore collaboration and open
communication between the client,
engineer, architect, contractor and
subcontractor is key for the successful
completion of such a project.
