The Rubik: a sculptural landmark in Cape Town

dhk Architects have completed The Rubik, a 27-storey mixed-use tower featuring stacked, twisting cubic forms that blend contemporary design with heritage sensitivity.
Designed by dhk Architects for Abland Property Developers, The Rubik is a 27-storey mixed-use tower in the centre of Cape Town’ s CBD. Situated on an 821m ² site between the city’ s financial and heritage districts, the building comprises retail, commercial and residential spaces.
Its distinctive architecture features angled, stacked cubes that break up the volumetric mass, while the parking podium incorporates vertical and horizontal elements that reflect the scale of nearby heritage buildings. The Rubik is a contemporary, high-density development that promotes walkability and enhances the evolving city skyline.
Site context and design challenges
Situated where Loop, Riebeek and Sea Streets meet, the site bridges the taller financial district and the lower-rise heritage district. This duality posed a major design challenge. Located within a Heritage Overlay Zone, the development required approval from Heritage Western Cape and the City of Cape Town’ s Land Use Management authority. The site had a height restriction of 60 metres above ground level, with zero-metre street setbacks up to 38 metres, and a diagonal setback above this height.
