PROJECT BAR Architects
Distinguishing features
Arrival and way-finding: A prominent doubleheight entrance signals arrival, framed by timbertoned verticals and a raised roof volume that guides visitors into the centre. The design divides the wide frontage into human-scaled sections, making large retail anchors appear less monolithic and more welcoming.
Material and texture: The use of Eva-Last composite wood panels introduces timber tones and linear textures to exterior façades and porticoes – a deliberate choice to soften the building ' s visual language and ensure durability in the Gauteng climate.
Public realm and gathering: A new central piazza, featuring a fountain and shaded seating areas, fosters a welcoming space instead of just a functional circulation route. Next to it is a gently curving timberdecked amphitheatre staircase, creating a second gathering spot that encourages visitors to stay longer rather than merely pass through.
Tenant mix and experience: Anchored by
Checkers FreshX, Clicks, and Dis-Chem, the centre accommodates over 30 convenience and dining tenants, including Nando’ s, Hudsons, Pizza Vino, and Mi-Vami. The integration of ample parking, 24 / 7 security, and backup power guarantees operational resilience in an environment affected by load shedding and high traffic flows.
Community-facing design: The architectural language is rooted in locality: the gabled forms, warm materials, and shaded walkways respond to suburban scale, while the glazed façades connect interior and exterior environments. Evening lighting and low-maintenance materials ensure the centre remains vibrant and safe after daylight hours.
Sustainability and operations: Although not presented as a flagship green-building project, the redevelopment includes passive shading, durable cladding, and an efficient parking layout. The focus on backup power and security reflects the operational needs of contemporary retail in South Africa.
